Sioux Center Moves Forward with Harvest Heights Land Sale for Future Housing

The Sioux Center City Council has approved moving forward with the sale of city-owned land in the Harvest Heights Addition, opening the door for future medium-density and multi-family housing development on the city’s northeast side.

The land, totaling about 21 acres, is intended to be sold at fair market value and made available to multiple developers as part of the city’s long-term residential growth strategy.

Dennis Dokter, Sioux Center’s assistant city manager, told the council the action gives the city flexibility to move forward with development in the area.

In plain terms, city officials say the land would be sold to developers in phases, rather than all at once.

City officials say the Harvest Heights area has been identified as a key location for future housing, particularly as Sioux Center continues to grow and demand for additional residential options increases.

The move comes after the city previously supported an affordable housing proposal at Harvest Heights through a state tax credit application process, following Sioux Center’s designation as a “Thriving Community.” That earlier effort focused on a specific developer and a potential low-income housing project.

This latest action expands development in the area, allowing for broader housing opportunities beyond the original affordable housing proposal.

Two public hearings were held as part of the process, but no written or oral comments were received. Both measures passed the council unanimously.

Dokter told the council the approach is designed to streamline the approval process as development moves forward.

City officials say developers will now be able to move forward with proposals for the land, to increase housing availability in one of Sioux Center’s primary growth areas.
