Orange City Company Plans to Convert Former Lake Park Nursing Home Into Apartments

(KUOO / SCR) — An Orange City company is planning to transform a vacant former nursing home in Lake Park into apartments.

The Lake Park City Council approved rezoning the former Aspire Nursing Home property from single-family to multi-family residential.

Adam Howerzyl with Orange City-based Axis Holdings says the building would undergo an extensive renovation.

“We plan to completely remodel the nursing home, turn it into a market-rate apartment complex that would have anywhere from 16 to 20 units in it.”

Howerzyl says Axis recently completed a similar project.

“Most recently, we did one in Emmetsburg. It was an existing care facility, turned it into a 20-unit apartment building, so a very similar conversion project.”

The council also approved a 10-year, 100 percent tax abatement as Axis pursues state tax credits.

“We plan to submit the application by September 1st, and then we’ll find out sometime before the end of the year whether or not it’s approved.”

If approved, construction could begin in the spring of 2027. A council member says the project could help provide additional housing and potentially bring more students into the Harris-Lake Park School District.
