Construction is underway on a new apartment complex in Hospers, as community leaders look to expand housing options and attract new residents to the area.
The project is being developed at 206 County Road North in the city’s Sunrise Third Addition, where lots had remained vacant in recent years.
City clerk Rachel Jungers says the development is designed to help meet growing demand for housing in the community.
Project layout and details
The development will include a single eight-unit apartment building, with four units on the main level and four on the upper level.
Each unit will feature two bedrooms, one bathroom, an open-concept kitchen and living space, and in-unit laundry. Units are expected to be just over 1,000 square feet.
The total estimated construction cost for the project is approximately $1.7 million.
The apartments are being developed by the Hospers Area Development Corporation, which will own the building. Popma Construction is serving as the contractor.
Who it’s for and why now
City officials say the project is not targeted toward one specific group, but rather a broad range of renters, including younger residents, families, and workers commuting to nearby communities.
Jungers says Hospers’ location makes it an appealing option for people working in surrounding towns.
She adds that the timing reflects both local need and broader regional growth, as communities across northwest Iowa continue to look for ways to increase housing availability.
Pricing and expectations
Estimated rent for the apartments has been listed between $1,400 and $1,600 per month, though that range is preliminary.
Jungers says the final pricing will be adjusted based on market comparisons closer to completion.
She also notes the units are expected to feature higher-end finishes, rather than being designated as low-income housing.
Looking ahead
Construction has already begun, with completion expected in the fall of 2026.
Jungers says the project could catalyze additional housing development in the future, while also supporting local businesses by bringing new residents into town.
